When you are looking to buy a new home, it is crucial to catch any home just listed on the market. The good homes do not stay on the market very long and buyers are often waiting to snatch up a good deal once it hits the advertisements. You can try a number of things that will help you get ahead of the real estate game. I’ll share some things that worked for me in finding the best deal in the neighborhood.

First of all, you need to establish some relationships. There are a lot of homes that are marked as just listed but people knew about them way ahead of time. This may sound a little off the wall, but I stalked my neighborhood. I wanted to live in a certain community. The taxes are low. Traffic is slow and there is a beautiful elementary school right at the end of the block.

The school district is very important as well. Take some time to research your school and make sure that the district is up to par. This information will not be shared on the just listed page. I spent a lot of time interviewing residents during casual walks. I had an opportunity to work in the school district. I also nagged relatives who lived in the area to introduce me to as many people as they knew in the community. I also did some volunteer service for the small community.

I also contacted my local real estate agent who put me on an email list. He would send me houses just listed in the area in an email before they even hit the presses. This gave me a great advantage over other homebuyers. However, my relationship with the real estate person and the just listed email account did not lead me to my new home.

It is important to remember your contacts and to keep them apprised of how much you love and want to live in the community. My mechanic mentioned that his neighbor was selling soon. The mechanic is sort-of a busy body who gossips more than an old woman. This comes in very handy when you are trying to stay ahead of the just listed page.
